How do you choose which properties to invest my funds in?

Please note that until further notice, only the Capital Discount Plan is available for investment 

Each Investment Plan has a key metric that determines which properties are considered. When we process your order we rank all available properties (both New Listings and Resale Market) by the key metric and start from the top.

To ensure wide-diversification, we will spread your investment across 10-20 properties.

If you invest over £25,000 we will attempt to contact you before we process your order as at that point you become eligible for our Premium Investment Service and you have the option to work with us to design you a bespoke investment plan.

We follow a strict set of investment principles designed to ensure your funds are invested in a diversified and fair way. Here are the full set of principles:

1. For Balance and Growth Investment Plans, we won't invest in properties on the Resale Market that are trading at a premium of more than 5% to their net asset value. This avoids you being exposed to properties that are trading at a significant premium to their underlying asset value.
2. For Income Investment Plans, we won't invest in properties on the Resale Market that are trading at a premium of more than 5% to their latest share valuation. This avoids you being exposed to properties that are trading at a significant premium to the price at which they came onto the platform.
3. For Capital Discount Investment Plans, we will target a minimum average discount of 20%, and won’t invest in properties offering less than a 10% discount, to underlying value.

We will not invest your funds into properties brought to our platform by 3rd party suppliers, debt products or Opportunistic Funds. These investment opportunities have specific risks and considerations that clients need to consider. Due to the nature of buying shares at a specific price, it is likely we won’t be able to invest the exact amount committed. Any remaining funds will be returned to your Available Funds once the order is closed.
